Must-Ask Questions During Your Home Inspection

If you ask any real estate professional, they’ll tell you that an expert home inspection is one of the essential parts of acquiring a new home. Home inspections give you a feel for the property, its size and might start giving birth to ideas about how you could adjust the living space to your taste. If you presently own the home, a home inspection can show you what needs immediate attention to keep it in the best condition. If there are signs of mold, for example, a home inspection can help bring these concerns to your attention. And in doing so, it can save you from further costly repairs or illnesses in your household. Roofing may be a concern during inspections because if the roof is past its prime, an insurance company can opt not to cover it.

must ask questions during a home inspection

You want to come away from this inspection with a thorough understanding of what needs attention in your home. Some inspectors can be very serious and make problems sound like the end of the world, especially by using technical jargon that someone without training may not understand. Likewise, a minor, cheaper-to-fix issue could have a long repair timeframe, and a major one could need to be fixed now. At Guardian Angel Inspections, we are focused on providing a Home Inspection Service that is bound to a strict Code of Ethics, and standards of practice.

Are any of your findings a deal breaker?

As a responsible buyer, you must know to ask the right questions since some real estate agents will simply gloss over things they think their clients don’t want to know. As a responsible buyer, you must know to ask the right questions since some real estate agents will simply gloss over things they think their clients don't want to know. Don’t freak out—ask the inspector whether or not he thinks the difficulty is a massive deal. You’ll be amazed to pay attention that maximum homes have similar problems and that they’re now no longer deal breakers, although the fixes or maintenance sound major.

must ask questions during a home inspection

New homes may have different framing and materials that demand a more critical eye, while old homes might have issues that recently constructed properties don’t have. This is important information for a first-time buyer to review prior to deciding on a home purchase. Your home inspector will be looking for any signs of water damage throughout the house during the inspection. However, it’s still important that you asked this question to the inspector at the end, so you can get a full understanding of the house that you’re considering buying.

Questions to Ask to Get the Most Value from a Home Inspection

An issue could be major because in ten years it will seriously damage the house, whereas a more minor issue might have to take precedence if it’s affecting the present. It’s best to ask them directly if any issues need a specialist, like someone to look at the roof or the foundation of the house. Some issues may have a timeframe of ten years before they’ll actually start affecting the house and your life, so they can be put off if you don’t have the money to fix them yet. Make sure you’re getting your money’s worth by taking note of the most important questions to ask during a home inspection. You can view a home as carefully as possible and if you’re not an expert and don’t have the training of an inspector, there are still things you’ll miss.

You can make the most of this one-on-one lesson by knowing what questions to ask your home inspector. They expect you to have questions – and they’re more than ready to answer them. Home inspectors are highly trained, knowledgeable professionals who are more than willing to explain each step of the process. However, if you suspect that there may be some significant damage to one or more of the home features, you should ask the inspector if they could recommend a relevant expert. If you’re unsure at any point during the home inspection, it doesn’t hurt to ask. It’s not the home inspector’s job to pick up every single issue with the house.

Questions to Ask Your Home Inspector

The home inspection report is critical during negotiation with the seller. Your inspector should be able to prepare and send you detailed reports after completing the inspection. Their report should be detailed oriented and technically accurate. The language and clarity of technical information in a home inspection report will make it easier for all parties to comprehend. What former clients have to say holds merit as it speaks to the home inspector’s ability to complete a thorough inspection.

Ask the home inspector for a timeline that lets you know which issues should be addressed right away. However, if you don’t know what to ask a home inspector at all, you can’t go wrong with these inquiries. They’ll provide you with a clear understanding of issues, or refer you to someone who can. There are many potential great questions to ask during a home inspection, and many of them will differ from house to house. Some might depend on whether a specialist is required, and might even be better reserved for that specialist.

What is the condition of the HVAC system and what is the life expectancy?

You may need more information or require some additional recommendations based on what they report. After your inspector has completed the inspection, one of the questions to ask the home inspector is if they think you should get anything inspected by another professional. For instance, if the inspector flags a problem with the roof, ask if you should get a professional roofer out to provide you with more detailed information. Attending the home inspection will give you the opportunity to get answers to your list of questions to ask a home inspector. But the best time to get feedback is in person while the inspector points items out to you. One of the most important parts of the process is the home inspection.

Cosmetics are generally considered matters of taste, but they can also be related to the overall age of the home itself.

It’s hard to believe, but some states still do not have licensing procedures in place for home inspectors. However, there are still certifying organizations to help train home inspectors. If you live in a licensing state, your home inspector must be licensed or working under the direction of a licensed home inspector.

In the event post-inspection discussions prove fruitless and you still want to move forward, there are lending options available. By putting together a renovation plan and gathering quotes, Peach State may have a borrowing option to fit your needs. For example, qualified borrowers may be able to secure an FHA Loan . This federally supported mortgage helps people buy fixer-uppers, make the required renovations, and come out with increased equity on the other side.

If they forgot it in their car, you can wait for them to go get it. I would like to receive a summary after the inspection is complete. Compare their experience with other home inspectors and ask for years of relevant experience.

If you’re buying a house, you should hire a professional home inspector to examine the property on your behalf so they can come back and describe its condition to you in their report. So, there’s nothing wrong with asking house inspection questions. After all, you are buying a “second-hand house.” Take a used car or an old computer or used clothes. Some can be small and easy to fix, such as leaky pipes and clicking doorknobs.

Ask your inspector to take pictures of the property and answer any questions. The importance of a thorough home inspection cannot be understated. After identifying a suitable house in your mortgage pre-approval range, a certified home inspector helps identify major and minor defects that the average homebuyer may not notice. Lesh says he sometimes gets panicked calls from homeowners whose houses he inspected three months after they’ve moved in. Although he’d noted certain issues in his report, the buyers neglected the report entirely—and paid for it later.

You may find that some professionals took community college or vocational training courses to become inspectors. Others may have previously worked as carpenters, masons, or general contractors. Each background provides a unique perspective and it’s essential to hire the best-suited person for your needs. “The inspector can’t tell you, ‘Make sure the seller pays for this,’ so be sure you understand what needs to be done,” says Lesh.

must ask questions during a home inspection

The insulation should be covered in a full home inspection, but it’s smart to specifically ask about it. You might discover that the insulation is not a major problem, but that it seems to have slid down or may need to be replaced soon. Your home inspector should have plenty of experience with the issues encountered. You’ll probably hear the home inspector mention a few terms or problems that you’re unfamiliar with. Here’s what you should ask home inspectors to learn as much as you can about a house before moving forward with the purchase.

Request different mortgage product from the same lender, which includes a higher loan to value percentage of 81%.

In essence, some home upgrades are expensive to purchase, and they add little to no value to the home. Homes don’t often appraise for less than their purchase price — especially in a rising home value environment. However, it can happen, so it’s best to know your options. For instance, if you have at least 20% equity and your current mortgage is an FHA loan, you could likely refinance into a conventional loan to remove your mortgage insurance payments. The good news for sellers is that many buyers in today’s market are flush with cash.

Do sellers usually lower their asking price if the appraised value is lower?

Of course, this arrangement is subject to the buyer’s lender approving the smaller down payment and greater loan amount. In a home purchase, appraisals are completed by a third-party licensed appraiser who is hired by the lender. The appraiser is typically chosen at random and can’t be connected to the transaction in any way or have any relationship with the buyer or seller.

if my home appraised more than purchase price

I asked USPAP teacher and he said” the normal course of business to obtain the contract” which is fine, but he also pointed out that you still are going to look at the listing information and analyze the listing. Now only the lender can give the contract to the appraiser (weirdly sometimes we do not get all the addendum’s and changed sales price), but we still have to investigate the listing activity. So really calling the agent to verify will still produce the sales price and concessions. Most buyers and sellers are exceptionally stupid when selecting an agent.

How Does An Appraisal Differ From A Home Inspection?

If you’ve had your land surveyed, done any major improvements or renovated, have receipts handy for the appraiser so they can calculate the added value. Here are a few questions to ask yourself before you agree to a higher home valuation. We wrote a powerful post on new construction home upgrades to avoid, and we recommend you read this.

if my home appraised more than purchase price

Especially in Texas, it is common among property developers to require some type of boot to show that more than money is involved in their business transactions. When inquiring about a loan on this site, this is not a loan application and we are not affiliated with your current mortgage servicer. This site will connect you with businesses who may provide additional product information and/or assist you with eligibility requirements. If the home had appraised for $250,000, the lender would have been able to give you $237,500 as a loan. That would leave you with a cash requirement of just $12,500. There’s no magic dollar value to add to your appraisal figure in order to find the perfect listing price.

What Happens If Your Home Appraisal Is Too Low?

No it did not appraise for the sales price as the house next door was much lower. Sales next door and on the street should never be ignored by “any player” in the transaction, especially the buyer. Ethical appraisers don’t need the number we produce a report that is logical by methods that are not done in 5 minutes. The appraisal is for the entity that is eventually going to purchase the loan. The bank does not even keep the loan, they sell it to Fannie Mae or Freddie Mac. We now write a report to a computer that only allows numbers within the range of the un-adjusted sales price and the adjusted sales price.

Again, I go back to my prior example of before a house is sold, you can get your home appraised, which is still based off recent comparables, except there is NO price to meet/exceed to bias the report. Dustin Harris is a multi-business owner, but he made his fortune as a self-employed, residential real estate appraiser. He is the owner and President of Appraisal Precision and Consulting Group, Inc., and is a popular author, speaker and mentor. He owns and operates The Appraiser Coach () where he personally consults and mentors other appraisers helping them to also run successful appraisal companies and increase their net worth. He is also the Founder and President of Your Appraisal Office () which implements some of the systems he has developed to help lower costs and free up time for real estate business owners. He and his wife reside in Idaho with their four children.

So, as a seller, if you’re fielding multiple offers but feel concerned about a difference between your sale price and an appraisal, going with an all-cash or higher cash offer could avoid the appraisal process. "Appraised fine" is a great thing to say, and also a great way to think about it. You only need the appraisal for the loan, so I wouldn't get too caught up thinking the house is worth more than you paid.

Maybe it will stay on the market for weeks or months, and you’ll need to do a price reduction. If you’re looking for a listing price estimate that weighs all local market factors, review a comparative market analysis — more on that later. In a sellers market, it’s not uncommon for homes to sell above their listing price or even their appraised value. Pricing your home correctly is challenging, but there are tools you can use, including hiring an appraiser to complete a pre-appraisal. A home that appraises for higher than the purchase price is a benefit to buyers as it means instant equity.

When house valuation is more than purchase price is used in property investment

You have to come up with the remainder of the money in cash, which means $36,250. Remember that even if you do a pre-listing appraisal, your buyer’s lender will probably require another appraisal to be completed as a condition of closing. If you have a cash buyer, they may waive their appraisal. Find additional comps in case you find some that support a higher market value.

It should NEVER cause the appraiser to cheat, fudge, or change the facts. Though, as I have pointed out above, this is an unusual circumstance, it does happen when I believe the purchase price is unsupported. Sometimes, my job includes protecting the buyer from making a big mistake. In a seller’s market, you will likely have multiple offers. If you’re concerned about a low appraisal, don’t accept any offers with appraisal contingencies.

Our latest dream home is a neighboring state less than 30 minutes from where we live and the price was similar to houses we’ve looked at, so we made an offer quickly as others were interested. We eliminated selling our home as part of the contract and the sellers accepted our offer. As we researched the market more closely we realized we may have offered too much even though we went 5% below their asking price.

For example, there’s development potential which means there’s the opportunity to make more in an uplift of profit on the property than the £15,000 amount paid in excess of its value.

Can a Purchase Price be Higher Than the Appraised Value?

The issue of this thread is a common one and I am glad Dustin brought it up. Read my more general comment further on if you care to. I decided then that the most important Power in my life was not a banker, real estate agent, or any other professional. I have made a few people angry over the years (and even ended up on more than a few ‘black lists’) as a consequence of that decision.

Saving a buyer from a $50,000 mistake helped me sleep better at night. As an aside, ‘coming in low’ on a purchase appraisal does not always kill the deal. Rather, it often allows the two parties to renegotiate. In a recreational area not far from where I live, I was recently engaged to complete an appraisal for a purchase.

When Can a Seller Back Out of a Sale?

Either you can pay for the original appraiser to take a second look, or bring in someone to give a second opinion. The lender may not agree to a second, higher appraisal but it gives the buyer more ground to stand on to meet a higher purchase price. A home appraisal is an official examination of your home by a licensed appraiser that approximates the value of your home.

if my home appraised more than purchase price

The appraisal is strong evidence that the price was above the market value of the home. The appraisal is a professional opinion as to the value of the home you want to purchase. Appraisers have to follow rules in arriving at the value of a property, and lenders are not allowed to interfere with the appraiser's judgment. The lender is required to send you a copy of the appraisal.

Will my house appraise for the selling price in the buyer’s appraisal?

Exterior features include neighborhood, street, and comps, which are recently sold homes in the immediate area that are comparable to the house the appraiser is evaluating. For example, if two similar houses in the community recently sold, one for $450,000 and the other $485,000, the appraiser will take both into consideration when appraising your property. In most real estate transactions requiring a mortgage, an appraisal is ordered by the lender. Buyers are expected to assume the cost ($300 to $450 is the national average), which is typically included in the closing costs.

if my home appraised more than purchase price

Please dont attack me because i honestly admit i have no knowledge of the appraisal process and this is not intended as an attack on anyone but hopefully a chance for enlightenment. What i see on the appraisal is exactly what was mentioned above estimate came in at 1.5K above the contracted price. I am an appraiser and a Realtor, and I think it should be required practice that appraisers work with buyers at some point in their training. Buyers become very knowledgeable during the process – particularly with the wealth of information available on-line. If I am working on an appraisal of a home which sold for $200,000 and my best “historical” sales data tells me market value is $197,000 or so, my next step is to look at the history of the sale. Conversely, if the home has been on the market for an extended time and there is no explanation as to why they are paying this price, I would be inclined to stick with my original assessment.

Offer seller financing

Versus the lower the loan to value percentage, the lower the risk and therefore the lower the interest rate will be. Find another lender who is happy to lend at 81% loan to value. Also means paying £200,000 which is £15,000 more than the valuation. Renegotiate the price with the seller to pay £185,000 instead.

Nothing requires you to tell the seller it appraised for more. It’s even okay to lie to the seller and tell them, “The VA appraiser approved it for the purchase price.” and leave it at that. You can often use the lower appraised value to negotiate a reduction in the sales price of the home.

The lender bases the LTV ratio on the appraised value of the home; not the purchase price in the contract. Nearly every mortgage application requires a home appraisal by the lender as part of the underwriting process. Ideally, the lender wants to see an appraised value that’s equal to or greater than the price agreed upon by the buyer and the seller, but sometimes the appraisal comes in lower. In those situations, the buyer and seller have to reach a mutually beneficial solution that ensures the transaction will go through. Pending sales and listings are only used on the appraisal report to show what the current market is doing; appraisers do not consider these comps in their final opinion of value. Once the appraiser does their inspection, homes that sell even a day or week later cannot be use as comps.

if my home appraised more than purchase price

Thank you for your comments but I can only assume that you did not read my article or at the very least did not understand it. The explanation you give is exactly what I am decrying. The article points out that the sales price should be an indicator but not THE indicator of value. Are you telling me that if you appraised at home independently of the sales price and he came in at $199,000 but the purchase price was $200,000 that you would turn it in at $200,000. We live in a very rural area of a very affluent county. Foreclosures and short sales in the past few years have killed any reliable comps.

Options for buyers with a low appraisal

If the value is higher than the purchase price, firstly you should be glad you’re getting the property at below market value. But this valuation is private to you as you will have paid for it. Therefore you don’t need to inform the sellers about the higher value and I also suggest you don’t either. Realistically, the answer is “no.” For one, they accepted your offer and would be breaching the sales contract if they wanted to put the house back on the market to capture a higher price. “They really don’t have any recourse after that because we have a signed purchase agreement for that price,” says Haggstrom. When an appraiser assesses your property, they’re providing a professional, educated guess on its value.

if my home appraised more than purchase price

This is unless the accepted offer is very much a below market value offer. For a lender, the main purpose of the appraisal is to prevent them from lending more money than the home is worth. By extension, it also protects you as the buyer for the same reason. It makes you better informed so you’re not overpaying for a home. Suppose none of those above tips help get the appraisal back on track. In that case, the buyer can choose to walk away or make up the difference between the appraisal amount and the home's sales price in cash.

I’ve always wanted to express my opinion of value as a range rather than a single number. A single point placement of the value estimate is what puts appraisers in a bad light sometimes, like when the sales price is $301,526. It would nice to be able to say the property’s value is $295, ,000. Also, like another reader commented, I don’t understand why you feel that the value estimate should always be slightly ABOVE the sales price.

if my home appraised more than purchase price

If appraisers think the sales price should be considered, why not allow a preliminary value to be submitted that is derived without knowing the sales price, and a second value that considers the sales price. Then we could determine if the impact of the sales price on the appraisal was within reason or if it is more of a driver or the final figure. I was invited back to the same community and to the same subdivision. This time, the home was slightly larger, but otherwise identical to the first one in every way. Now, how would I have felt if I had done the unethical thing with the first deal and “made it work? ” As it was, the amended purchase contract for the first home came over a week later for $320,000.
